Good news with my short sale listing with GMAC Mortgage! Last month I got a new listing, my 3rd short sale of the month. I have to admit getting the paperwork to GMAC was brutal, with more than 100 pages to send and I was only allowed to send by fax. Several times, their memory was full and my fax kept getting rejected. So, I found that the way to get it through is to get up early or stay up late on the weekend and send it then. 
Well tonight I see that there's a message on my phone. At 8:06 p.m., I received a voice mail from the Loss Mitigator who I'll be working with! I was so excited that I immediately called him back and he answered!!! Last time I did a short sale it was months before I could actually speak to someone. Anyway, he said he was ordering the BPO (Broker Price Opinion) and hoped to have it back within a week. I had already submitted an offer and preliminary HUD 1. He said if the BPO comes back fine, we could close in 45 to 60 days. If it comes back higher, he said we will negotiate.
I am thrilled and wondering if it's possible to have a short sale go smoothly. The Loss Mitigator was friendly and sounded like he knew what he was doing. It's going to be a good night.
