Fannie Mae offering 3.5% Buyer Assistance - Fannie Mae is offering incentives on their foreclosures for owner occupants. Sorry to all the investors out there, this doesn't apply to you. Between April 11 and June 30th, 2011 Fannie Mae is offering 3.5% seller paid closing costs on Homepath properties (which are foreclosures).
1. An owner occupant means someone that will buy it and live in it as their primary residence. An owner occupant certification must be attached to all initial offers. The agents also sign off on it verifying that the purchaser will occupy the home.
2. Sale must close on or before June 30, 2011.
Owner occupants are also entitled to a 15 day First Look, which means during the first 15 days, investors cannot submit offers on the property. That gives owner occupants a much better chance of getting the home without competing with investors who also realize what a great deal these homes can be. Once it's past the 15 day mark, it's fair game.
