Sandstone Estates in Lithonia GA - Sandstone Estates is a luxury home community in Lithonia, GA part of metro Atlanta in Dekalb County. These homes are gorgeous. Luxury details in some of the homes include 6 burner Viking stoves, pot fillers (A pot filler is a faucet on the wall behind the stove which eliminates having to carry a pot of water from the sink to the stove. ) dual dishwashers, warming drawers and more.

In the homes I showed yesterday at Sandstone Estates, we saw home theatres, bars in full finished walkout basements, fitness rooms and dance studios.

Some of the homes have stunning fountains in circular driveways. Large landscaped backyards can be viewed through walls of windows looking to private swimming pools with attached hot tubs.

Village Walk in Decatur GA

Village Walk is a small community in the city limits of Decatur GA.  It's off of Commerce Drive near College Ave. Village Walk Drive and Village Walk Court are the 2 streets that make up the Decatur subdivision.

There are 25 brick cluster homes in Village Walk. They were built in 1999 and 2000. They range in square footage from just under 2000 square feet to just over 3300 square feet.  The homes are 3 & 4 bedroom plans with 3 to 3.5 baths. They all have 2 car garages.  The lots are small and low maintenance, like we see in many in-town neighborhoods.  

Village Walk is within easy walking distance to Decatur restaurants including Fellini's Pizza. There is a wide variety of grocery stores within the vicinity, including the Dekalb Farmers Market, a huge international grocery store with the largest selection of fruits, vegetables, meats and seafood around.

Keswick Place in Decatur GA

Keswick Place townhomes are located within the 4 square miles that is the City of Decatur in Dekalb County, GA.  Keswick Place is located at 1335 Church St. Decatur GA 30030.

There are 19 homes in this quaint community.  They are all 3 levels with 2 car garages and large decks built for entertaining.

Home Owner Association dues range from $120 to $160 per month depending on the size of the unit. It covers water, sewer, trash collection, exterior maintenance, fire insurance and liability and the reserve fund.  Townhouses at Keswick Place range in size from 1740 to 2800 square feet.   

Students at Keswick Place attend sought after city of Decatur schools. They include Clairemont Elementary, Renfroe Middle School and Decatur High School.

Keswick Place was built in 2001 and 2002 by Touchstone Homes.  There is a masonry firewall between the units which helps with soundproofing and of course reducing the risk of fire spreading from unit to unit.

On the lower level there is a bedroom or study, a full bath and 2 car garage.  The main level features the kitchen, dining, family room and powder room.  This is also the floor that has the large rear deck off the family room. Go on upstairs and that's where there will be 2 more bedrooms and 2 full baths along with the laundry room.  The floor plans have very livable space.

Keswick Place is convenient to downtown Decatur and city of Decatur's Glenlake Park, pool and tennis courts.  Grocery stores are within a mile. For medical care, Dekalb Medical Center, Emory University Hospital, the V.A. Hospital and Children's Healthcare of Atlanta are all close by.

Medlock Place is a gated community in Decatur GA. There is no entrance sign naming it, but the street is Vivian Circle. It's off of Medlock Road convenient to the 6 way intersection of Scott Blvd, North Decatur Rd and Medlock Rd.

Medlock Place has 15 homes. They were built in 2000 and are traditional 3 story homes of brick and hard coat stucco.  The small low maintenance lots are typical for in town living.

The 2 car garages are rear entry on some of the homes and front entry on the others.  When you enter the home, most of them, but not all have several steps that go to the main level which is comprised of a formal dining room and a kitchen open to the family room with hardwood floors.  All of the homes have back decks for outside dining or entertaining.  On the lower garage level there is usually a bedroom, a bonus room and a full bath.  There are 3 and 4 bedroom plans most with 3.5 baths.

Large employers close to Medlock Place include Emory University, Emory University Hospital, Center for Disease Control (CDC), Dekalb Medical Center and Agnes Scott College.

Nearby neighbors to Medlock Place include Medlock Commons. That's next door to the right.  Ridgeland Park begins across the street from Medlock Place on Greylock Place and Medlock Park is just across North Decatur Rd.

For recreation, local parks include City of Decatur's Glen Lake Park and Tennis Courts, Medlock Park and the Clyde Shepherd Nature Preserve.

Medlock Place is in the Dekalb County school system. Students attend Medlock Elementary, Shamrock Middle and Druid Hills High School.  There are also many private schools in the vicinity.

It's rare to see a home for sale in Medlock Place but every few years we'll see one. There is one currently for sale for $439,000.

Midway Woods in Decatur GA-

Midway Woods is in Decatur GA in unincorporated Dekalb County, GA. There are 18 homes currently for sale ranging in price from $89,000 for a 4 bedroom/1 bath built in 1953 on Woodfern Drive to a 3 bedroom/2.5 bath on Carter Road for $335,000. That one was built in 2003.

Midway Woods is comprised of mostly brick bungalows built 1950-1953 on tree lined streets. There are some newer construction homes in the neighborhood too, like the one on Midway Rd. It's a 3 bedroom/2 full bath home built in 1999 listed for $224,900.

In 2009 17 homes were sold. They ranged in price from an investor's dream at $57,000 to $230,000.

Midway Woods has a strong neighborhood association. It's not a Homeowner's Association with covenants, but a neighborhood association to keep neighbors connected and informed. Monthly meetings take place on the 1st Wednesday of each month at 7:30 pm located at Columbia Presbyterian Church. (711 South Columbia Drive Decatur, GA 30030) 

Students residing in Midway Woods attend Dekalb County's Midway Elementary, Avondale Middle and Avondale High School. Nearby private schools include The Friends School of Atlanta and the Waldorf School of Atlanta. In addition, Columbia Theological Seminary School and Agnes Scott College are nearby.

In Atlanta and Decatur, most people find it necessary to have a car. For those that can get where they're going by bus, there is a MARTA Bus Stop right on Midway Woods Rd near Deerwood Drive.

For recreation, also at the corner of Midway Woods and Deerwood Drive (1301 Deerwood Drive) is another one of Dekalb County's Parks. Dearborn Park has 7 acres with a basketball court, multi-use court, picnic pavilions, running streams, and playground. Dekalb County has a great park system. It seems like there is one convenient to just about every neighborhood.

Medlock Park in Decatur GA 30033 is comprised mainly of brick and frame ranch style homes built in the 1950’s and 1960’s. There are a few larger infill homes in the mix. Currently there are 3 homes on the market ranging in price from $218,000 to $249,000. Most of the homes are 3 bedrooms, 2.5 baths. Some of the homeowners have found additional space in their homes by finishing out the attic space.

The Medlock Park neighborhood is on the north side of Decatur with Scott Blvd/Lawrenceville Hwy as its eastern boundary, North Decatur Rd as its southern boundary, Willivee Dr. as its western boundary and the Clyde Shepherd Nature Preserve is its Northern boundary.

The Medlock Park community connects to University Heights and North Decatur Heights. The actual lines seem to be a little blurred because tax records show a different picture than the signs within the neighborhood.

The hidden gem in Medlock Park is a 28 acre Nature Preserve. The Clyde Shepherd Nature Preserve has interactive walking trails. You can find it on Pinebluff Trail at the end of Woodtrail Lane. (2580 Pinebluff Trail, Decatur, GA 30033). Take time to enjoy it on the next beautiful day we have.

DeKalb County’s Medlock Park is also tucked in the neighborhood by the same name. The park has 39 acres with ball fields, multi use courts, playground, picnic area and swimming pool.

Medlock Park students attend DeKalb County’s Medlock Elementary,Shamrock Middle and Druid Hills High School. Medlock Elementary is within easy walking distance as it’s in the neighborhood at the end of Medlock Rd next to the park.

Close by, at the top of Medlock Rd off of North Decatur Rd, you’ll find:

• Melton’s App and Tap bar and restaurant with outdoor seating
• Pet Supermarket
• Natural Buzz, an Aveda Hair Salon
• Retreat Nails Studio
• Laundromat with giant size washers (think comforters and sleeping bags)
• Maddy’s BBQ is just across the 6 way intersection (live music nightly)

For homeowners at Medlock Park medical care couldn’t be more convenient with DeKalb Medical Center less than ½ a mile and Emory University Hospital about 1 mile away. Need Milk? Publix and Kroger Grocery stores are also just about a mile away.

Clarion Downs in Stone Mountain GA is community of 68 townhomes with 3 and 4 bedrooms. The townhomes exteriors vary from brick to stone and cedar shake, all with Hardiplank siding. Hardiplank is a concrete composite board which is impervious to water and termite damage.  Each townhome has a guest bedroom on the main level with a full bath. Construction at Clarion Downs began in 2007 and is in a closeout phase now.

Other features at Clarion Downs include:

• 9 foot smooth ceilings on the second level 
• large living room, some with fireplaces
• spacious kitchen
• formal dining room.
• Garden Tubs in all full baths 
• Master suite with a large walk-in closet 
• 1 car garages

The Clarion Downs Homeowners Association is self managed. Fees of $600 a year payable by January 1st covers lawn maintenance, exterior street lights, common area insurance and maintenance. There is an initiation fee of $249. Homeowners are responsible for the exteriors of their units, things like pressure washing and gutter cleaning.

Townhomes currently for sale at Clarion Downs range in price from the low $100s to about $140,000.  

Students at Clarion Downs attend Dekalb County GA schools which are Hambrick Elementary, Stone Mountain Middle School and Stone Mountain High School.

To get to Clarion Downs: Take I-285 to Hwy. 78 East (Stone Mountain Freeway). Take Exit #4 (Mountain Industrial Blvd) and turn Right. Proceed approximately 1 mile and Clarion Downs is on the right.

Candler Grove in Decatur GA is an upscale town home community. It backs up to quiet historic Decatur Cemetery and fronts Church Street with walking distance to sought after downtown Decatur.

Edmund Park in Atlanta GA was built by Hedgewood, an Earthcraft builder. Edmund Park is a community of 86 homes, mostly 4 bedroom homes, with some 3 & 5 bedrooms. They have anywhere from 1 to 3 car garages. Homes have stone and brick accents, Hardiplank siding and craftsman detailing. Edmund Park has 2 story homes some with basements and some on concrete slab. Homes are close together and the yards are small and built for low maintenance which is what we expect with in-town living. Homes were built between 1998 and 2004.

Homes currently on the market in Edmund Park range in price from a low of $490K for a 3 bedroom/2.5 bath built in 1998 on Kimberly Lane to $699K for a 4 bedroom/4.5 bath home on Edmund Park Dr. built in 2000 with a second kitchen on the terrace level.

Edmund Park is located in unincorporated Dekalb County in the sought after Morningside district of Atlanta. Home Buyers and Sellers in Dekalb County must be aware of Dekalb County's Plumbing Ordinance.

To get to Edmund Park going east from Ponce de Leon in the Virginia Highlands Neighborhood, take a left on Briarcliff Rd. Turn left on North Decatur Rd and make a right on E. Rock Springs Rd. Rivermont subdvision is in the new city of Johns Creek, GA formerly Alpharetta GA.  Rivermont borders the Chattahoochee River and is just 22 miles north of downtown Atlanta, GA. The home lots are large and mostly wooded or golf course views. Homes currently on the market range in price from $170,000 to $395,000.

Rivermont Subdivision is within the Rivermont Country Club, a private country club with a Joe Lee championship golf course, tennis courts and swimming pool. The private swim and tennis facility is in the Rivermont Colony section of the subdivision.

Relax in your own private park! Rivermont has its own 27 acre park on the Chattahoochee River.  The private park has walking and fitness trails. There are 18 fitness stations along the paths for you to get your work out in while enjoying nature. Each station has a picture explaining the exercise and the equipment necessary, like pull up bars.  You can take a canoe or kayak down and have easy access to the river in a gated members only park.

Rivermont was developed in the mid 1970's. There are around 600 single family homes, and 300 townhomes and condominiums built around the golf course.

Fulton County public schools serve the neighborhood as well as private schools. 

• Barnwell Elementary is for children pre-K through grade 5. For the 2009 school year there are about 729 children attending.
• Holcomb Bridge Middle School is for grades 6-8. There are about 651 students there.
• Centennial High School in Roswell GA is for grades 9-12. It serves a little over 2000 students.

Crème de la Crème pre-school is across the street from the entrance to the Rivement Colony part of the subdivision. Nesbit Ferry Montessori is just a mile away.

Rivermont Golf and Country Club offers a relaxed, family oriented environment.   The Championship 18-Hole Golf Course originally designed by Joe Lee underwent at $3.6 million dollar renovation by golf course designer in 2006. The improvements enhance what was already an excellent reputation throughout GA.

Rivermont's spacious clubhouse offers a warm and inviting atmosphere. The clubhouse activities feature a Sunday brunch, Family Nights every Thursday evening, Ala Carte Dining Thursday through Sunday as well as daily lunch and dinner menus. Special monthly activities include Dinner-Dances, Dinner Theatre, Bingo and Trivia Nights as well as many other social events.
