Springdale Road is a tree lined sidewalk street filled with old estate homes. The street stretches 1.4 miles from the south end where it ends at Fairview Rd (one of my favorite streets in Atlanta) to the north end where it just crosses North Decatur Rd after crossing The By Way. It intersects with Ponce de Leon Ave between Decatur and the Virginia Highlands neighborhood of Atlanta.  This is unincorporated Dekalb County and that means lower taxes.

The styles are varied from Tudor to Colonial, Traditional to Georgian and Italian Manor. Many of the homes have guest or carriage houses or in law suites.  Some of those are used as rental income. The homes on Springdale Rd in Druid Hills tend to range in price from the $1.3 million to $2.2 million.  One of the homes was featured in Southern Architect in 1923 and has wrought iron posts from the old Governor's mansion. Another estate home built around 1917 was once owned by Ernest Woodruff and has a private tennis court on the property.

The 2009 Druid Hills Home and Garden Tour will be on Friday, April 17 and Saturday, April 18 from 10:00 a.m. to 5:00 p.m., and Sunday, April 19, from 1:00 until 5:00 p.m.

Druid Hills is listed on the National Register of Historic Places. The Druid Hills Historic District incorporates the previously listed Druid Hills Parks and Parkways Historic District.  It is a beautiful area filled with tree lined streets and wonderful old homes.

Adair Estate in Druid Hills

Adair Estate in the Druid Hills neighborhood of Atlanta, GA is a little known gem.  It's a historic preservation of a 5 acre estate at the corner of Ponce de Leon Ave and Springdale nestled between downtown Decatur and the Virginia Highlands neighborhood of Atlanta, GA.  

Adair Estate is such a unique property in the Druid Hills neighborhood in Atlanta because there are freestanding homes on it as well as attached townhomes. If you are looking in the MLS it will be under the condos/townhomes section. A full time care taker/concierge lives on site and is there to take residents to the airport, water plants while away, take care of pets, etc. and included in the monthly maintenance fees.  There is a gym and guest house on site too. Mature trees and gardens complete the landscape.

There are currently 6 homes on the market in Adair Estate ranging in price from $475,000 to $969,000.  Some of them were part of the original 1910 Estate, with some of the homes divided and renovated. Some were built in 2001 and 2002.  The architecture was done so that it all blends beautifully. After going through the homes the other day, I was truly impressed. 

Driving by on Ponce de Leon, it is easy to miss. Slow down and take a look at Adair Estate next time you are in the Druid Hills area.
